Project Overview
AVD was appointed to develop proposals for a new two-bedroom dormer bungalow on corner garden amenity land at Oliver Street in Rugby. The client wanted a home that would work well for later life, with the majority of the accommodation on the ground floor, while still creating useful additional space within the roof.
The final design included two bedrooms, one with an en-suite, a separate bathroom, living area, kitchen, entrance lobby, a double garage for a car and motor tricycle, and a small private amenity garden.
The Challenge
The main constraints were the size of the available land and the site levels. The scale of the new home also needed to relate carefully to the surrounding development, particularly the existing terraces along Newbold Footpath.
The design therefore had to provide the accommodation the client needed without allowing the dormer element to become overly dominant within the street.
Our Approach
AVD developed the bungalow so that the building stepped from a single-storey form up to a 1.5-storey dormer section. This allowed the proposal to respond to the existing land and street levels and to the ridge heights of the terraces on Newbold Footpath, helping the overall scale sit comfortably within the surroundings.
A key priority was creating light and a greater sense of space within the single-storey part of the home, including vaulted internal areas. The entrance wall was set back beneath a sailing roof to provide weather protection and give the entrance additional architectural emphasis.
Dark grey windows and doors were proposed throughout to introduce a more contemporary finish, while red brickwork, a tiled roof and brick detailing around openings and gable walls retained a more traditional character.
The Outcome
The planning process was generally straightforward, with no pre-application advice or significant negotiation required. Planning Permission was granted and Building Regulations approval was also secured.
The final design combines practical future-proofed accommodation with a carefully controlled scale. The stepped ridge-line arrangement responds well to Newbold Footpath, while the double gables and sailing roof over the entrance create a distinctive street-facing composition from Oliver Street.
